We keep our process clear, professional and straightforward — from owner onboarding through to guest stays and ongoing management.

For property owners

We manage properties as serviced accommodation and short lets. This can include setup, listing creation, pricing, guest communication, cleaning coordination, maintenance support, booking management and ongoing optimisation.

Yes. Our full management service is designed to be hands-free for owners. We handle the day-to-day running of the property, while keeping you updated on bookings, performance and any important operational matters.

Booking payments can be set up to go directly to the landlord or property owner. At the end of each month, Andwell & Co sends an invoice for management fees, cleaning charges and any agreed property-related costs.

Yes. We coordinate cleaning, linen, guest readiness, maintenance call-outs and operational issues. Costs such as cleaning, consumables, repairs and contractor work remain payable by the property owner unless agreed otherwise.

No responsible management company can guarantee income. Performance depends on location, property quality, pricing, guest demand, seasonality and market conditions. Our role is to position and manage the property professionally to give it the best chance of performing well.

The owner remains responsible for legal compliance, safety certificates, insurance, mortgage terms, leasehold permissions, utilities, council tax and ensuring the property can legally be used for serviced accommodation or short letting.

For guests

Yes. Guests can enquire directly with us for certain stays. Direct bookings may be available depending on the property, dates, length of stay and guest verification requirements.

Check-in details are usually sent before arrival once the booking is confirmed and any required guest checks have been completed. Instructions are clear and step-by-step.

Early check-in and late check-out may be possible depending on availability, cleaning schedules and same-day bookings. Additional charges may apply.

Yes. Properties are professionally cleaned between stays, with linen and guest essentials prepared before arrival.

Yes. We regularly accommodate medium-term stays, contractor bookings, corporate guests and longer guest stays depending on property availability.
